During a routine site visit at a care home, one of our Directors, Casey Cross, made a surprising discovery—one that hadn’t even been flagged on the existing asbestos survey report.
🛠️ What Was Found?
Textured coating (Artex) applied over Asbestos Insulating Board (AIB), with a cement board above it. All presumed to contain asbestos—effectively, three layers of concern in one ceiling.
🎯 A Rare Combination
This kind of find is extremely uncommon. As Casey put it, “Some would call it the holy trinity.” For those in the industry, it raises questions around past works and documentation. For others, it’s a clear example of why relying on visual inspection—or word-of-mouth—isn’t enough.
⚠️ Advice for the Public
If your property was built before 1999, you should always presume asbestos may be present. Even if something looks familiar—like a classic patterned Artex ceiling—it might be concealing serious risks. And unless you have a formal asbestos survey, you won’t know what’s behind or above it.
🚫 Never Rely on Guesswork
A tradesperson saying “it’s not asbestos” is not a qualified opinion. If in doubt, stop work immediately and get a professional asbestos survey carried out.
